The very first home I listed was in a subdivision. It was a little starter home that looked similar to ALL the other homes. It was about two years old, 1200 square feet (+/-) 1/4 acre lot. At the same time two other homes on the same street were on the market by other Realtors. New homes were still going up everywhere around in that new neighborhood.
I had a guy call and tell me "I want to know why this house is better than all the other ones." So I preceeded to tell him all about the home and I met him over there within 10 minutes. He told me that the 'radio deal' just really made him remember that home more than all the others. He was wanting to buy a retirement home and he thinks this one is really the one for him. So we toured the home and he loved it. We closed on the deal in 3 weeks. The home was a little overpriced for the area as the new homes never lived in were selling for several thousand less. But the extra added Talking House made him remember it and stick with him.
It's the small things that add up when you are trying to sell a home. We try to tell all of our clients to keep a six pack (of water) in the fridge and a few pretzels or granola bars to throw out on the table for the visitors. It helps them remember your home more than any others they may visit that day. They were able to have something other than a walk through at your home. Especially with the weather starting to heat up. Your home may be fourth on the list, they have been fighting the kids going from here to there. They almost always grab a bottle of water at least on the way out. If you want to, have some address lable to put on the water label so they see your address the whole time the bottle is with you.
Whatever you do, make sure you meet with at least two or three agents in the area to find out what kind of personality they have and that you can work with them.
