Pricing your home right

Let's talk about getting it right, Right from the start! We have met and talked with many a client that just wasn't sure about the market today and needing advise on pricing. This is the most crucial part of selling your home. It is hard for a seller to part with all the emotions and memories in the home they are putting on the market. However, we all need to understand, the buyers are not buying YOUR memories. They want to create their own! That's where a Realtor is a big help to you. We have no emotional ties to the home. We pull comparables of home that have sold in your area in the past 3 months to see what your home is worth to buyers. SELLERS:





Price it Right at the Beginning, Or Expect A Longer Wait. The Marshall County market is steady, though it is leaning a little towards a buyer’s market.
The media is crying “Woe is me, the market is awful!” Maybe they list homes at prices not supported by the current market. Overpricing is a mistake that is hard to correct down the road. A home sitting overpriced on the market is harder to sell, even with a price change down the road.


Simply, Market Value = The Price A Buyer Agrees To Pay. Some argue that it includes the price the seller agrees to - but ultimately, if buyers won’t buy, it’s priced too high.
Some think agents encouraging market value prices just want a quick sale. Well, we disagree; it’s in an agent’s best interest to get sellers the highest price…isn't it? We just want home sellers to have a successful sale and not just put a home on the market and sit there.
Experience teaches us that overpriced homes will be on the market a long time.





Buyers who pay higher prices expect more than overpriced homes can deliver. Meaning if your home should be listed at $150,000 and you put it at $175,000 it's an upset waiting to happen. The ones looking for $175,000 homes will find a home in that price range that has more to offer them than yours.
Buyers looking for that very home will be halted by the higher price. But had your home been priced correctly, they may have bought it right away.
Once the price finally fits the market, the home may have been for sale a long time.
Buyers think something is wrong when the days on the market is high; they’ll bid even lower.
No amount of marketing will sell an overpriced home. When pricing your home, look at the comps. If the market won’t bear the price you want, consider not selling.





FACT: The best time to price your home right is in the beginning. Nothing generates more interest than a brand new listing. How serious are you about selling? How soon do you want to sell? Price it right to begin with.

Is Your Dream Home Priced Too High? Make an Offer!
You never know what a seller will say until you ask. The listing agent doesn’t know what the seller may accept until it is presented. Heck, even the seller may not realize what is “acceptable” until it’s on paper!



Avoid “pennies-on-the-dollar” lowball offers; your agent should provide recently sold comps to help you make a realistic bid. We would be happy to help you with comps if have not chosen a Realtor yet!



We were asked once, about a property listed at $169,000, “Will they accept $50,000?” We could honestly say: “No.” Whatever you do keep it realistic. Usually, within a 10% margin of asking price.
It may be a buyer’s market, but don’t get carried away; sellers in the Marshall County are generally not as distressed or desperate as in other areas of the country. Our market has not been as slow and has seen a steady pace of sales.



Don’t worry about “offending” the seller. Chances are you will never even meet the seller, and the worst a seller can do is say “no.”
